Should You Resurface, Replace or Patch Your Asphalt Driveway or Parking Lot?
Asphalt driveways and parking lots deteriorate so making sure to stay on top of repairs are essential. Maintaining your asphalt can help prevent injuries and potential damage to vehicles or equipment. Also, maintaining the driveway or parking lot can improve curb appeal and potentially help the value of the property. Some options to consider in maintaining asphalt are patching, resurfacing and replacing. But which option is best for your situation? Asphalt Patching
Patching and crack filling your asphalt is an acceptable solution for most small areas on the pavement that need to be addressed. When it’s determined the areas that need to be patched, those areas are cleaned, and new asphalt is installed and compacted. The process can be done quickly with minimal disruption. The same goes for hot crack filling.
Asphalt Resurfacing
Resurfacing asphalt involves adding a new layer to the existing. Resurfacing asphalt can extend the life of your driveway or parking lot for years to come if it is also maintained with a seal coat on a regular basis. If resurfacing is the most appropriate solution for your situation, it is usually more cost-effective than to replace the existing surface altogether.
Once it’s determined that asphalt resurfacing is the best solution any damaged areas will be cleaned and filled. After any damaged areas are addressed and leveled, a new layer of asphalt is added, compacted and rolled smooth.

Replacing Asphalt
When patching or simply resurfacing is not the best option, replacing your asphalt driveway or parking lot could be the most logical solution. Replacing asphalt requires removing the existing layer to fix and any issues. When asphalt is old and crumbling, replacement is oftentimes the best option.
As far as the process of replacing the asphalt, we will need to remove the existing layer, fill and level the base aggregate for a nice even foundation. Once those steps are complete, a new layer is installed, compacted and rolled for a nice even surface.
